Matching a New Tap to Your Sink or Basin
A mixer brings the hot and cold supplies together at one spout and works off a single lever or a pair of handles; a two-tap set gives each supply a spout of its own. Either style only works if it matches three things already in place.
The holes
the new fitting has to suit how many holes the sink or basin has, and how wide they are.
The mounting
a deck-mounted tap feeds up from below the bench. A wall-mounted one connects to pipework hidden in the wall, so switching between the two means altering the wall or the basin too.
The connections
the supply lines under the fitting have to line up, which is why the old tap gets checked before a new one is chosen.
An isolation valve fitted to each supply line is worth adding at the same time. One valve closes off water to that single fitting, without shutting down the whole house.

WaterMark and WELS on a New Tap
WaterMark certification is proof a plumbing product has been tested against Australia's Plumbing Code. WELS, short for Water Efficiency Labelling and Standards, is the register that rates a tap for water efficiency and puts its stars and flow figures on the label.
In Australia, a tap needs both marks before one of our licensed plumbers may fit it. The WaterMark symbol is the certification; the WELS label carries the rating, and registration depends on that certification.
Queensland adds one rule of its own. Business Queensland requires 3 stars or better on showerheads and tap fittings in new homes, and says the requirement stops at the door of a renovation.
Any tap advertised online should display the WaterMark symbol, its specification and licence number, and the WELS registration details with the stars and flow figures. You can look the model up in either database before paying, and request anything missing from the seller.

Who May Replace a Tap in Queensland
Replacing a whole tap is regulated work, so it sits with a licensed plumber. The QBCC's unregulated list includes just one tap job for home owners: putting a new washer, or a new jumper valve, inside an existing fitting, though the standard still applies to how it's done.
The category of work then splits two ways:
Like for like
a straight swap of one fitting for another is minor work. A licensee handles it, a permit isn't needed and no Form 4 goes in.
New or moved
adding a fixture, or shifting one, in a building that already stands is notifiable work. The council permit still isn't required, but the plumber lodges a Form 4 with the QBCC, and has 10 business days from completion to do it.
Rentals add a layer. A tenant needs written consent from the owner or manager, recorded on a Form 23, before fixing anything to the premises.
Where a tap goes in without that consent, the owner or manager has three choices. They can treat it as a breach and pursue the dispute, accept it as an improvement, or remove it and recover the costs from the tenant.

Tap Flow Limits for Rental Properties
The number to know is 9 litres a minute. Before an owner can pass the full water bill to a tenant, every indoor cold tap and every single mixer has to run at 9 litres a minute or slower.
The test is narrower than it sounds. It reaches the cold taps above a hand basin, a kitchen sink or a laundry tub, mixers included. Taps over a bath, out in the garden or feeding an appliance sit outside it.
For proof, the Residential Tenancies Authority points to plumbing reports, receipts, product packaging and warranties or instruction manuals as records worth keeping. Where a Moreton Bay scheme is sub-metered, our unit plumbing page explains how the billing works.

Why Bellara Homes Are Swapping Old Tapware
The housing stock here spans the 1960s through to the 2000s, and plenty of the original tapware has simply worn out. Census figures put outright ownership at 44 per cent, with another 20.2 per cent mortgaged, so most households are free to upgrade a tired fitting rather than repair it yet again.
On Bellara Street and the older streets nearby, we often swap a pair of basin taps that have been re-washered more times than anyone counted. A tap on an outside wall is a different job, and salt air off the Passage is hard on those: our outdoor tap repairs page covers them.

Like for Like or a New Tap Position
Five things set the price of the job:
- the style of fitting you pick;
- whether the existing isolation valves and supply joins can serve the new one;
- whether the holes in the basin line up with the new fitting or need redrilling;
- the working room under the sink;
- how many fittings you're doing at once.
A tap going into a new position adds the Form 4 lodgement fee, which the contractor pays and can oncharge to the owner along with its admin costs. The fixed quote settles the figure once we've seen the job.

Tap Replacement Questions Answered
Call (07) 3523 7172What do WaterMark and WELS actually mean on a tap?
WaterMark certifies the tap against the national plumbing code, and WELS registers it for water efficiency with a star and flow rating. Both marks are required for a legal install by a licensed plumber.
Does a tap replacement in Bellara need a permit or a Form 4?
No. A straight swap is minor work, so there is no permit and no Form 4. A tap in a new position is notifiable work: still no council permit, but a Form 4 goes to the QBCC. A building sharing a drain, or on a dual reticulated supply, can need a permit.
Can a tap be added or moved to a new spot?
Yes. A new or shifted fixture in a building already standing counts as notifiable work. A licensed plumber does the install and lodges a Form 4 with the QBCC, with 10 business days to get it in.
What is the tap flow limit for rentals?
Indoor cold taps and single mixers must run at 9 litres a minute or slower before an owner can charge a tenant for the full water bill. The limit reaches taps above a hand basin, kitchen sink or laundry tub, and skips the bath, the garden and appliance taps.
What should a replacement tap match on my sink?
The new tap has to match the hole count and spacing, whether it mounts on the deck or the wall, and the supply connections underneath. Our Bellara team checks the old fitting before you commit to a new one, so the swap goes ahead without surprises.
